Encapsulation goes further than a ground barrier. The sheeting runs across the earth, up the walls and is sealed at every seam and edge, turning the crawl space into part of the building rather than a vented void underneath it.

It is the right call where damp has been a recurring problem, where the space has had mould, or where you want the area usable for storage. It costs more than a barrier alone, and we will tell you plainly if the simpler job would do.

01How is this different from a vapor barrier?
A barrier covers the ground. Encapsulation seals the ground, the walls and every seam into one continuous envelope. It costs more and does more, and not every crawl space needs it.
02Should the vents be closed?
Often, but not always, and it depends on the house. Sealing vents changes how the space behaves, so it is a decision we make with you at the visit rather than by default.
03Will it fix existing mould?
It removes the conditions mould needs, but existing growth may need dealing with first. If we find it we will say so before quoting.
04Can I store things down there afterwards?
That is one of the main reasons people do it. Once the space is sealed and dry it behaves much more like the rest of the house.
